Good location, near shops, bars and restaurants and a 10-15 minute walk from The Lanes
The lift was not working during our stay and we were located on the 5th floor!! The breakfast was nice but only allowed one choice off the menu and other choices were at an additional cost

We have stayed at the Kings on previous occcasions but without our dog and I know we had a much better room. I except that perhaps they do not want to allow dogs in their better rooms, but then the price should reflect this!
The staff where very helpful, particularly the reception staff. The hotel is dog friendly which is a massive bonus for us, although it did cost an extra £25 for the dog.
The extra money for the dog pushed the cost of the room to £160 for the night. Our room was incredibly small and very very hot. The bed only had a very thin quilt on it with a white quilt cover and no throw cushions on bedspread, it looked as if we had been put into a broom cupboard as an afterthought, at £160 per night I would consider this to have been a bit of a rip off. We regularly go away for weekends and stay in dog friendly hotels and our rooms have been in the region of £100 per night including the dog and breakfast and we have had spectacular rooms for that money. £160 was very much over the top. The saving grace was that the room was clean and we where only there for one night!
Brighton is always a fantastic place to go, particularly when the weather is good. There was a food fayre on the sea front which was great. The beaches are great and they have dog friendly sections where the dogs can swim in the sea and play without their leads. We had a fantastic evening at a restaurant called Havana, they had a live jazz band playing background music and the atmosphere and food where fabulous.

In a very good location
The room was dirty and the bathroom was particularly bad due to floor boards showing and filthy lino.

The room was clean
I feel we paid good money for an average room/hotel, which was meant to be a delux double. The towel rack was broken and the room was small. We have stayed in few other hotels in Brighton and paid less. Your room was the smallest of them all and the breakfast was very dissapointing. All the other hotels allow their guests to help themselves to as much food as they want, but you served up a minimum portion. Sadly we feel we were ripped off for our money.

This is a lovely smallish hotel right on the seafront with beautiful views over the sea and pier. The staff were friendly and courteous. The hotel bar was reasonably priced and a decent size to cater for large groups but still feel cosy when there are just 2 people in it. The rooms and ensuite bathroom facilities were more than adequate and in good condition. The bed was very comfortable. The breakfast choice was excellent and we left feeling that we had really received value for money!
No real negative reviews - the hotel is an old hotel so has creaky floorboards under the carpets which I think adds to its appeal.
