I thought the hotel would be clean but basic but it passed my expectations. The grounds were well kept, plenty of seating too. The car park was a bonus. The staff were efficient, helpful and friendly. Food was excellent with fantastic choice - something for everyone. There also appeared to be plenty of facilities for disabled persons.
The only minor negative point, for me, and it is trivial was that the coffee provided in the rooms and in the restaurant was too strong! I hope that brings a smile to your face.
Lots of sightseeing and walking - Holyrood park and palace, Arthurs Seat, the Fringe, parks in general, the Royal Mile and the Castle - all within walking distance.

Convinient location, friendly staff and clean rooms for a good price.
Could not close windows and felt a lttle insecure - scafolding outside window provided easy access.

Excellent value
Lack of cleaning under the beds,at least under the twin beds in my room : Dirty tissue and other things!
Walks over the Crags, and a reasonable walk to the City.

For the price, it's an absolute bargain if you're looking for somewhere basic to put your head down. The breakfast food was good, hearty stuff!
It wasn't immediately clear to me where I should go/check-in when I arrived. Holland House is part of a complex of university buildings, so the name wasn't displayed at the main entrance to the complex. Which wouldn't matter if you were arriving by taxi (say) as the driver would surely know it was the right place, but was slightly confusing to me as I arrived by foot, and wasn't sure I was in the right place (especially as the house number didn't seem to be written anywhere at the entrance either). I went to breakfast at 9.45am, which is presumably peak time. The dining area (and the serving area) was enormous, but it was crammed full of people and it all seemed a little bit confused and non-intuitive. (Nobody checked me when I walked in, so I guess anyone wanting a free breakfast should head on over!)

I had booked another room for my son at a later date, using another hotel discount website for Holland House Hotel. I had put a request to the hotel via the other website to put myself and my son's room nearby to each other. When I arrived the staff didn't know anything about this. But as your company had managed somehow to book me into a twin room, I was able to share the twin room with my son and so the outcome was ideal in the end. Thankyou for your service. My stay was very satifactory in the end.

Edinburgh First at the University Pollock Halls is a great budget hotel in Edinburgh. This is the third year I have used the accomodation whilst viisiting for the Edinburgh Festivals. Will go back again. You get what you pay for - very basic accomodation - but its clean, quiet and does a very good breakfast. If you need a place to shower and sleep inbetween festival shows you cant beet this for value.
